Project description:

This second phase of the conservation project is focused on the repair, restoration of the interior spaces of the house.

Scope of work of the project:

1.0    MOBILIZATION AND SITE PREPARATION
   
1.1.    Temporary/ storage facilities;
1.2.    Rental/provision of scaffolding and board-up;
1.3.    Photo documentation before, during and after the project implementation
1.4.    Construction safety and Health requirements;

1.4.1.    Provision of Personal Protective Equipment (PPE);
1.4.2.    Construction signage;
1.4.3.    Installation of dropnets

1.5.    Preparation of as-built plans;
1.6.    Light, power and water service connection;

2.0    RESTORATION WORK

2.1.    Restoration and consolidation of unreinforced masonry walls

2.1.1.    Consolidation of cracks on walls, re-pointing of masonry joints and gaps
2.1.2.    Provision and re-installation of lost/ missing coral blocks, mouldings and cornices
2.1.3.    Application of damp proofing/water repellent solution on masonry walls

3.0    CARPENTRY WORK

3.1.    Restoration and provision of new doors and windows
3.2.    Provision of new ceiling framing and ceiling boards
3.3.    Restoration and replacement of wooden floor joists, bridging, and planks
3.4.    Restoration and re-construction of wooden walls and ventanillas at volada
3.5.    Restoration and rehabilitation of wooden stairs
3.6.    Fabrication and installation of wood cladding on structural columns
3.7.    Provision of wooden roof brackets

4.0    PROVISION OF CURATOR’S OFFICE AT SECOND FLOOR

4.1.    Provision of concrete slab
4.2.    Plumbing and sanitary work
4.3.    Provision of tiles at the toilet (floor and walls)

5.0    FINISHING WORK

5.1.    Provision of cement tiles at the ground floor (for all rooms except the hallways)
5.2.    Varnishing and painting work (Includes all wooden and concrete surfaces)

6.0    ELECTRICAL WORK

6.1.    Provision of new electrical system
6.2.    Provision of air conditioning units

7.0    COMPREHENSIVE TERMITE TREATMENT

8.0    SITE DEVELOPMENT WORK

8.1.    Provision of new public (PWD) toilet (includes architectural,civil, plumbing, lighting and finishing work)
8.2.    Landscaping work
8.3.    Provision of outdoor lamps/lights

9.0    CLEANING AND CLEARING OF SITE
